If you are planning to buy a home soon, it will help you and your real estate agent a lot if you make a home wishlist before you start actually looking at houses. Making a list of the features and amenities you absolutely need, as well as a few non-essential but ideal ones, will help your real estate agent focus narrow down their search to only the homes that fit your criteria so they won’t waste valuable time showing you homes that don’t meet your requirements or budget. When making a home wishlist, here are a few things to consider:

Age–Do you prefer newer homes or more historic ones that have a lot of character?
Style–Are you partial to a certain style such as ranch, traditional or Victorian?
Bedrooms and bathrooms–How many bedrooms do you want or need? How many bathrooms, and would you prefer them to be updated?
Living and dining areas–Would you prefer a contemporary open floor plan or a more traditional and formal layout?
Kitchen–How big does the kitchen need to be? Would you prefer one that’s been recently updated? Do you like kitchens that are open to other living areas?
Storage–Would you like big closets, a shed or an extra-spacious garage?
Parking–Would you prefer a garage or carport? How many cars do you need room for?
Extras–Would you like an attic or a basement?

Other things to consider are added features such a home office, playroom or nursery, an in-law suite and workshop or studio. Some amenities you may want include a fireplace, pool, hot tub, patio, deck or porch and a security system. Take the time to really think about what you want in a home, make a list and show it to your agent. This will save a lot of time and effort when the home search begins.
