Why Did My Listing Expire?

expired

An expired listing can be a very emotional thing to deal with. As bad as you may feel about the fact that your home didn’t sell as you expected it to, your real estate agent probably feels just as bad (if not worse) for several different reasons. They probably feel as if they’ve disappointed and let you down; they may be frustrated because they feel they did everything they could to attract buyers to your home; or they may have invested personal time and money in the marketing of your home, all to no avail.

At the end of the day, no matter how badly you and your real estate agent may feel over the fact that your home didn’t sell, the best thing to do would be to calmly and objectively try to understand and assess WHY it didn’t sell, then focus on what you can do to change things.

Contrary to what you might think, expired listings actually aren’t that difficult to understand. When a house doesn’t sell, it’s usually because potential buyers didn’t feel it was worth the asking price. In this case, you can do one of three things: a) forget about selling your property, b) make your home right for the price you’re asking, or c) make the price right for the home you’re offering.

If you plan to keep trying to sell your home, some of the things that turn buyers off most are an unrealistic asking price, a home that doesn’t show well, and a home that is too difficult to show.

These are just a few things you and your real estate agent can keep in mind and work on when you put your home back on the market. Remember, any free market demands accountability, and what you’re offering has to be worth what you’re asking, otherwise it won’t sell.

Remember that when dealing with any kind of real estate transaction, you should make sure to work with a reputable and experienced real estate agent, so as to make the process go as smoothly as possible from the beginning.
