If you’ve just sold your home, first off, congratulations! You’re almost at the finish line and ready to wrap up the process, but here are a few reminders for closing day for sellers.
1. Ideally, your closing agent or escrow officer should hand you a complete closing package with all the documents you’ll need on closing day, but just in case, double check to make sure that you have everything in place. Essential documents you’ll need include the Executed Seller Disclosures, Purchase Contract and Addendums.
2. Give your house one last good clean. You should leave your home in the condition you would want to find it in if you were the buyer. Make sure to clean out cabinets and closets, wipe down counters, and sweep up any dust bunnies. If you don’t have the time to clean the house yourself, consider hiring a professional cleaning service to do the dirty work for you.
3. Turn off any shut off valves, such as the one on the washer when you disconnect it. Remember than even the tiniest leak or drip can eventually completely flood a home. If you decide to turn off the valves to all water sources in your house such as sinks, toilets and dishwashers, make sure to leave a note for your buyer so they won’t panic and call a plumber when the water won’t turn on.
4. Cancel your insurance policies, stop your newspaper subscription, and cancel or transfer utilities.
5. Leave all your house keys, gate keys, mailbox keys, and door remotes. Even if your buyer decides to change the locks, leave all the keys you have somewhere they will be easy to find, like in a kitchen drawer.
6. Attend the final walk through. This will be your last chance to pass on any information about your home to your buyer or answer any questions they may have about the house, such as which switch operates the lights or how you have your pool cleaned.
