If you are planning to put your house on the market, you–like most sellers–probably want to be able to sell your home ask quickly as possible while also getting your asking price. One way to make sure you achieve these goals is by staging your home for sale. Contrary to popular opinion, staging your home for sale does not have to cost an arm and a leg. Here are a few frugal ways you can prep and stage your home for sale:
1. Boost curb appeal. When selling your house, first impressions count for a lot. Potential buyers will often decide whether or not your home is even worth taking a look inside based on its outside appearance alone. Mowing your front lawn, keeping it neat and landscaped, adding potted plants, putting out a welcome mat and giving your porch and/or front door a fresh coat of paint are all easy ways to boost your home’s curb appeal.
2. Declutter and depersonalize your home. You want your potential buyers to be able to envision themselves living in your house, and it would be difficult for them to do that if everywhere they look, there are your personal photographs, books and other items. Put these away along with any bulky furniture which might make your home seem cramped and small. Clearing out excess furniture and personal decor gives the illusion of space and allows potential buyers to imagine what they would do with that space if they were living there.
3. Clean your home from top to bottom. This should go without saying, but it’s amazing how many people underestimate the power of some good old elbow grease, and this is actually one of the cheapest ways to completely transform your home. Get your cleaning supplies out and make sure every surface is sparkling clean, including windows, shelves, countertops and fixtures.
4. Do minor repairs and replace broken or worn out fixtures. This is a good time to finally get leaky faucet fixed, to oil the hinges on that creaky door, or to do something about that pesky drawer that always gets stuck.
5. Give your walls a fresh coat of paint. Choose tasteful neutral colors and steer away from anything too bright or “out there.” Again, remember that the whole point is to enable your potential buyers to envision themselves buying and living in your home, and while you may think electric blue is a beautiful shade of paint, not everyone may feel the same way.
