If you are planning to sell your home soon, one of the first things you will need to do is to find a good real estate listing agent. Be sure to hire someone knowledgeable, experienced and reputable, to ensure your real estate transaction goes as smoothly as possible. 1. Be flexible about price. Your agent will recommend a reasonable listing price based on a Competitive Market Analysis (CMA). You may ask your agent to set the price higher or even lower than the CMA, but it would be best to heed their advice, as they would have a better feel for the market than you. A lot of sellers are tempted to set their listing price too high, which could backfire if it is not competitive, as buyers would then lose interest.
2. Be realistic about marketing. Make sure you and your agent are on the same page when it comes to your marketing plan. How will you go about it–with an open house, ads in the newspaper, advertising online? An agent’s main goal is to get your house seen by as many buyers as possible. This may help you get the best offer on your home.
3. Fix up your house. Your agent may be able to make suggestions on how you can spruce up your home before it goes on the market. Having a few minor repairs done can actually add thousands of dollars of value onto your home. You will need to at least clean your house from top to bottom and remove all clutter and any excess pieces of furniture.
4. Clear out (and take your pets with you) during showings. Ask your agent to give you ample notice before a showing takes place, so you can make plans to be out of the house. If you must stay home, try to stick to one room and generally keep out of the way.
5. Communicate constantly with your agent. Ask them what you can do to help your home sell faster, and be clear about what you expect from them. Speak up if you have any questions or concerns. A good agent will be happy to accommodate you.
