1. Consider renting first in the area where you plan to buy your home. Too many people have made the mistake of purchasing a property in an area they know nothing about, and sometimes they end up realizing that they don’t really care for the place at all. Even if your reason for buying a home is to use it as an investment property and renting it out, it should still ultimately be in a place where you could see yourself living, even if only for a few weeks in a year. Think about renting a home in the area you’re considering at least for a little while, just to make sure that you would enjoy living there.

2. Spend time getting to know the area you plan to purchase in, and getting to know the locals. In fact, spend time living like the locals. Find out where all the best schools are and how close they are to your potential new home, explore all the different transportation options, look for all the best places to shop and dine, and investigate the safety and crime rate of the neighborhood. Figure out how close the nearest hospitals, police stations and fire departments are. These are all valuable factors to consider when thinking about purchasing any home, whether in your hometown or in a whole other state.

3. Consult a knowledgeable and experienced real estate agent about your plans. Let them know your concerns and ask them any and all questions you may have about moving to another city or state; they should be able to give you plenty of useful advice.
