When a home stays on the market too long, potential home buyers may start to wonder why. The rules vary from city to city, so be sure to ask your agent how long your home needs to be off the market before it can be counted as a new listing.

Obviously, relisting your home without changing anything makes zero sense. Before putting your home back on the market, work with your real estate agent to figure out why it didn’t sell the first time. Find out what the possible issues were, and work together to address those issues before relisting. It could be that it was priced incorrectly, or the photos you chose to upload had poor lighting, making your home look too dark and gloomy. Consider taking new photos in better lighting, and “setting up” each room a different way to make them look more attractive and appealing. It’s also important to show photos that are seasonally appropriate. If it’s the middle of summer and your photos all show your house buried underneath piles of snow, that instantly sends a message to all your potential buyers that your home has been sitting on the market for months.
