What to do During Showings

If you’ve just put your home on the market, you should start hearing from interested buyers wanting to see your home very soon, assuming you’ve priced your home correctly and marketed it well. Recent reports say most areas in the country are still pretty hot sellers’ markets, so lots of buyers are currently looking for homes. When buyers come over to view your home, you’ll want to make the best impression possible. Here are a few tips for when your real estate agent schedules showings:

1. If you have children and/or pets, arrange to have them stay over at a friend or relative’s house while your home is being shown. Be sure to clear up any clutter such as toys or pet paraphernalia like feeding bowls, leashes and bags of pet food. Not everyone has or wants children or pets, and you want to keep your home as “neutral” as possible while showing it, so that potential buyers can envision themselves living there in keeping with their own personal lifestyles.

2. Step back and allow your real estate agent to do their job. Let them do most of the talking and answer any questions your prospective buyer may have. You don’t want to say the wrong thing or give out information that might jeopardize negotiations later on. This is why it’s so important to work with a knowledgeable, experienced and reliable real estate agent who is used to interacting with buyers and will make sure to keep your best interests at heart.

3. Make your home as welcoming as possible. Brewing a fresh pot of coffee and serving homemade cookies or a light snack when buyers come over is always a nice touch, and adds to the warm and homey atmosphere you’d like to project. Make sure your home is the right temperature, neither too warm nor too cool, so that your buyers are comfortable while looking at your house. Fresh flowers and potted plants placed strategically around the house help brighten up your home. All these little finishing touches together will make your home more inviting and appealing.
