Buying a Home in Spring

Spring has always been one of the most popular times for homes to go on sale, and for good reason. Houses usually look their best and are easier to show when they’re not buried under mounds of snow. This is also beneficial for buyers since they will be able to spot potential problems such as issues with the pool, roof and air conditioning more easily in warm weather. However, just because most people prefer to buy a home in spring doesn’t mean you absolutely should too. The season comes with its fair share of cons as well as pros. Here are a few things to consider to help you decide whether you should buy your home during spring:

1. Inventory is higher in spring. This means you will have more choices, which is good if you’re looking for specific features or if you’re particular about which neighborhood you want to live in. More choices means more chances of you finding a home that fits your requirements exactly, or at least comes very close.

2. There are more homes, but there’s also more competition in spring. Obviously, if everyone has the same idea to buy a home at a given time, that increases the chances of getting into a bidding war. As the market heats up, expect to vye for attention from busy agents, lenders, and home inspectors as well as sellers. Bear in mind that if there is a lot of competition, you may not be able to score a bargain on a home.

3. If you have children, it’s easier to move in the summertime since you won’t have to compete with their school schedules. If you are moving to a new school district, it makes sense to move when school is out so your children can start attending their new school at the beginning of the next school year as opposed to starting over in the middle.

4. Buying a house during the off-season means that sellers are usually more motivated and more willing to negotiate. They may be more open to entertaining lower offers or shouldering repairs and/or closing costs.
